2026 Teller County Assessor Town Hall Information

TELLER COUNTY PROPERTY TAXES – WHAT YOU NEED TO KNOW!

Thank you to everyone who showed up for the Teller County Assessor and Clerk & Recorder town hall last night.  Great information was shared by both the Assessor and the Clerk.  I will be posting further information that was shared from Clerk Kees.

Assessor Kurt Schoenberger  presented some valuable information regarding property taxes, assessment rates, and what property owners can expect moving forward.

Here are a few key takeaways:

✅ The Assessor does NOT set your property taxes. The Assessor determines property values under state law. The State Legislature sets assessment rates, and local taxing authorities set mill levies.

✅ 2026 Residential Assessment Rates: 7.05% for school districts--6.8% for other local taxing authorities--25%-26% Non-Residential

✅ 2027 Property Reassessment: Colorado law requires reassessments every two years. Inflation, interest rates, and housing supply and demand all influence property values.

✅ What Can Homeowners Expect? Preliminary data suggests the median residential property value change will be minimal, but individual properties will vary.

✅ Accountability Matters! County Assessors undergo annual state audits to ensure property valuations comply with Colorado law.

📊 I've attached all 28 slides from the presentation for those who want to better understand how property taxes are calculated, where the money goes, and what changes are coming.
